Wallingford is one of Oxfordshire's most historic towns, with a market square, medieval street layout and a good number of listed and period buildings, many close to the River Thames. We clear houses throughout the town, from the timber-framed and Georgian properties near the Market Place and St Mary's Street to the Victorian terraces further out on the Hithercroft side and the newer housing on the edges of town towards Winterbrook and Crowmarsh Gifford.

Much of our Wallingford work involves clearing period cottages and townhouses after a bereavement, where the property has often been in the same family for many years and contains furniture, books and belongings that need sorting with care. The town's narrow streets and limited parking near the centre mean we plan loading carefully, particularly on market days or during busy summer weekends when the riverside and the bridge become crowded with visitors and rowers, and finding a spot to load a van can otherwise take longer than the clearance itself.

We also clear a number of properties in the villages just outside Wallingford, including Crowmarsh Gifford, Cholsey and Benson, where cottages and family houses sometimes come with outbuildings, garages or gardens that need clearing alongside the main house. Wallingford's older housing stock, much of it solid brick or timber-framed, sometimes has cellars and low-ceilinged upper floors that add time to a job the survey needs to account for, particularly where a cellar has been used as extra storage for years and nobody's quite sure what's down there.

The newer estates around Hithercroft Road and towards the industrial estate edge of town tend to be more modern housing with easier access, and we clear these for landlords and families downsizing just as often as we do the historic centre. It's a useful contrast: a Georgian townhouse near the Market Place might need furniture carried down a narrow winding staircase piece by piece, while a 1980s house on the edge of town can often be loaded straight from a driveway in a fraction of the time.

Seasonal factors matter more in Wallingford than in most of the towns we cover, largely because of the river. Summer weekends bring visitors, rowing regattas and heavier footfall around the bridge and Thames Street, which can make loading awkward for riverside properties, so where possible we schedule those jobs for quieter times of day or avoid peak event weekends altogether. Winter jobs, by contrast, are often bereavement-related, with families wanting a property cleared and ready before it goes on the market in the new year, and shorter daylight hours mean we plan start times a little earlier.

Whatever the property, from a listed cottage with a cellar full of decades of belongings to a straightforward modern semi near Winterbrook, we assess access and timing at the free survey stage and leave every property swept and tidy once the job is done, with the same care given to a small terraced house as to a large riverside townhouse.

Around Wood Street and the castle grounds, several properties date back well over a century, with cellars used since Victorian times for coal storage that later became a general dumping ground for anything the household no longer had space for upstairs, and these need extra time simply to work out what's there before deciding how to remove it. Nearer the bridge, flooding has affected some ground-floor rooms in past winters, so we always ask whether a property has had water damage recently, since damp furniture and swollen wooden fittings sometimes need a different approach to lifting and disposal.

The Kinecroft and Bullcroft open spaces sit close to residential streets where parking is already tight, and during the town's summer events and the annual bunkfest weekend, roads around the centre can be closed or heavily congested, so we check the local events calendar before booking a town centre job in July. Further out towards Cholsey and the Reading road, we clear a steady stream of 1970s and 1980s family houses as well, generally quicker jobs with drive access and wider doorways, giving us a useful mix of straightforward and more involved work across the same small area.
