We know that reaching out about a hoarding or heavily cluttered home can be a difficult step in itself, and we try to make that first conversation as easy as possible. Everything discussed with us stays private, and we are happy to arrange access, parking and timing in a way that avoids drawing attention from neighbours if that is important to you.

Our vehicle carries no company signage, and we can time visits to avoid busy periods on a street if that helps. None of this changes the standard of work; it simply respects that this kind of clearance is often more personal than a standard house move.

Working at your pace

Some clients want a property cleared in a single, decisive visit. Others need to work through it gradually, room by room, over several sessions, sometimes because decisions need to be made along the way, sometimes simply because it is emotionally easier that way. We are happy to work either way, and there is no pressure from us to move faster than feels right.

Sorting for keepsakes and paperwork

In a heavily cluttered home, important documents, bills, keepsakes and small valuables are often mixed in among general items rather than kept separately. We go through belongings by hand rather than shovelling everything into a skip, setting aside anything that looks personal, financial or sentimental so you or your family can check it before it goes anywhere further.

Working with family members and support services

It is common for us to be contacted by a son, daughter or other relative who is worried about a parent's or sibling's home rather than by the person living there directly. We are glad to have that initial conversation with a concerned family member, and we can also coordinate with support workers, housing officers or a landlord where they are involved, always with sensitivity to the person actually living in the property.

Wherever possible we prefer the person living in the home to be part of decisions about their own belongings, even where a family member has made the original enquiry, because that tends to lead to a better outcome for everyone and avoids anyone feeling that things have been done to them rather than with them.

Access, safety and different types of property

Heavily cluttered homes can present particular access challenges, from stacked items blocking a hallway or staircase to a garden that has become impassable, and these need planning for before the day rather than being tackled improvised. We assess this at the free survey stage so the right amount of time and the right equipment are booked from the start.

This applies just as much to a terraced house in Oxford or Abingdon as it does to a bungalow with a large garden in Wantage or a rural property near Bicester where outbuildings and gardens have also become part of the problem. Every property is different, so we look at the whole site rather than assuming the situation is the same as the last job we did.

How we approach pricing for this type of job

Because hoarding and heavy-clutter jobs vary enormously in scale, from a single overloaded room to an entire house, we do not use a flat rate for this service. Pricing reflects the volume of items, the number of visits needed if the work is staged, and how much additional care or sorting time the job requires. A free, unhurried visit or phone conversation is the way we work this out honestly, with no pressure to commit before you are ready.
