What it is
Single Room & Partial Clearances: what the work involves
Not every clearance is a whole house. Sometimes it is one bedroom after a move, a lounge suite you are replacing, a kitchen full of old units before a refit, or a single cluttered room that has become unusable. Spencer's House Clearance handles jobs of exactly this size, and we quote them on that basis rather than pushing a bigger job you do not need.
Spencer and Cordelia run every clearance themselves, so a single-room job gets the same care as a full property: furniture carried out without marking walls or doorframes, floors protected where needed, and everything sorted for reuse, donation or recycling rather than tipped straight into a skip. Small jobs are not an afterthought fitted around bigger work; they are booked and priced properly.
We give a free quote based on what you actually want gone, whether that is from photos, a phone call or a short visit, and we can usually fit smaller jobs in quickly because they take less time on site. If the job turns out to be bigger once we are there, we say so before we start, not after.
A single-room or partial clearance often suits people who are not ready, or do not need, to clear an entire property in one go: someone downsizing gradually, a family sorting a relative's belongings room by room, or a landlord dealing with one problem room in an otherwise fine rental. Professional help matters here because a small job still involves heavy lifting, awkward access and a decision about where every item should end up, and getting that wrong wastes time and, in the case of usable furniture, wastes items that could have gone to someone who needed them.
Who it is for
- Anyone clearing a single bedroom, lounge, kitchen or home office
- Landlords needing one room in a rental made ready between tenants
- People decluttering before a renovation, redecoration or new flooring
- Anyone with a garage, shed or loft full of items they want gone but the rest of the house left untouched
When it is needed
- You are replacing furniture and need the old pieces taken away
- One room has become a dumping ground and needs resetting
- A tradesperson needs a room emptied before work starts
- You are downsizing one part of the house rather than the whole property
What goes wrong
Why care and planning matter
These are the problems we are called in to put right after a rushed clearance. Every one of them is easier to avoid at the quote stage than to sort out afterwards.
Paying for a full clearance you do not need
Some companies quote a flat full-house rate regardless of scope. We look at what is actually there and price the room or items involved, so you are not paying to clear space that is already empty.
Damage from carrying large items
Wardrobes, sofas and beds are heavy and awkward in tight stairwells and doorways. Careless handling scuffs walls and doorframes. We take the time to protect surfaces and manoeuvre items properly, even on a small job.
Usable furniture going to waste
A single sofa or wardrobe in good condition can often be reused or donated rather than binned. Left to a rushed job, it ends up as waste simply because nobody separated it out.
Underestimating what is actually involved
A 'quick clear' can turn out to include a loft hatch full of boxes or a shed nobody mentioned. We ask the right questions upfront and confirm scope before turning up, so there are no surprises on the day.
Uninsured help causing costly damage
Friends, family or an unofficial 'man with a van' may seem like a cheap way to clear one room, but if a wall, floor or doorframe is damaged along the way, there is often no cover in place to put it right. We are fully insured for every job, whatever the size.

In detail
Single Room & Partial Clearances: how we handle it
What counts as a partial clearance
A partial clearance is any job that is less than a full property: one room, a few rooms, a garage, a shed, a loft, or a specific set of furniture and items. It might follow a house move, a bereavement affecting just one room, a renovation, or simply years of accumulated clutter in one space.
We do not have a minimum job size. If it is one wardrobe and a few boxes, we will quote that honestly rather than trying to expand it into a bigger booking.
- Single bedrooms, lounges, kitchens and home offices
- Garages, sheds and outbuildings
- Lofts and attic spaces
- Specific furniture items or sets
- Rooms cleared ahead of renovation or redecoration
How pricing works for smaller jobs
The quote is based on volume and type of items, access at the property, and how much sorting is involved rather than a blanket house rate. A single room with a wardrobe, bed and a few boxes is a different job from a garage packed floor to ceiling, and the quote reflects that.
We give the quote upfront and confirm it before starting, so there are no added charges once we are on site unless the scope genuinely changes and we have agreed that with you first.
Working around you and the rest of the property
Because we are only clearing part of the property, we take care to keep the rest of the house undisturbed: dust sheets where needed, careful routes through hallways and stairs, and no mess left behind in areas we were not asked to touch.
This makes partial clearances a practical option when the rest of the household is still living there, or when other trades are working elsewhere in the property at the same time.
Access and logistics for a single space
A partial clearance often comes with its own access challenges even though the job itself is small: a wardrobe on a first-floor flat in central Oxford, a shed at the far end of a long Abingdon garden, or a garage with a car parked directly in front of it. We look at these details when quoting rather than assuming every job has a clear, ground-floor route to the door.
Parking and loading are considered too. Terraced streets in Oxford or Witney, narrow lanes around older parts of Wallingford, and restricted resident parking near town centres can all affect how a job is planned. We factor this into the visit rather than leaving it as a problem to solve on the day.
- Upstairs rooms, flats and properties without lift access
- Narrow hallways, tight stairwells and awkward doorways
- Garages and sheds with restricted or blocked access
- On-street parking, permit zones and loading restrictions
What is and isn't included
A single-room or partial clearance covers the removal of the agreed furniture and items, careful handling in and out of the property, and sweeping the cleared space afterwards. It does not include structural work, deep cleaning of carpets or walls, or removal of fixtures that are fitted rather than free-standing, unless that is specifically agreed in advance.
If, once we are on site, it becomes clear there is more involved than first discussed, such as a false ceiling of boxes in a loft or a shed with a rotten floor hiding further items, we explain this and agree any change with you before continuing, rather than simply adding to the bill afterwards.
Single rooms across Oxfordshire
We carry out single-room and partial clearances across Abingdon, Oxford, Didcot, Wantage, Wallingford, Witney, Kidlington and Bicester. Property types vary a good deal across this area, from Victorian terraces in Oxford and Abingdon town centre to newer estates around Didcot and Kidlington, and each brings different access considerations that we account for when quoting.
Being based in Drayton, near Abingdon, means we can typically reach most of these towns within a short drive, which helps when a job needs to be fitted in quickly or arranged at short notice.

Questions
Single Room & Partial Clearances questions we are asked most
Do you clear single items, or just full rooms?+
Both. We are happy to collect a single item of furniture or clear a whole room, garage or loft. There is no minimum job size.
How is a partial clearance priced?+
On what is actually there: volume, item type and access. We give a free quote before booking so you know the cost upfront.
How quickly can you do a single room?+
Often within a day or two, sometimes the same day, since smaller jobs take less time to complete.
Will you disturb the rest of the house?+
No. We work carefully within the area agreed and take care not to disrupt the rest of the property.
Can you clear a garage or shed on its own?+
Yes, garages, sheds and outbuildings are among the most common single-space jobs we do.
What happens to the items you take?+
We reuse and donate to charity where possible, recycle what we can, and treat landfill as a last resort.
Do I need to sort items before you arrive?+
No, though it helps if you know what should stay and what should go. We can sort on site if needed.
Do you cover all of Oxfordshire for smaller jobs?+
Yes, including Abingdon, Oxford, Didcot, Wantage, Wallingford, Witney, Kidlington and Bicester.
Are you insured for jobs this size?+
Yes, we are fully insured for all clearance work, regardless of job size.
What if I am not home when the room needs clearing, such as a rental property?+
That is common with landlord jobs. Arrange key access with us in advance and we will carry out the clearance and confirm once it is done, calling you first with anything you need to know.
