What it is
House Clearances: what the work involves
A house clearance covers everything left in a property once a decision has been made to empty it: furniture, appliances, kitchenware, wardrobes of clothing, garages full of tools, sheds, lofts, the lot. We are Spencer Hathaway and Cordelia, and between us we have more than 25 years of doing exactly this across Abingdon, Oxford, Didcot, Wantage and the surrounding towns. It is a family business, not a call centre, so the person who quotes the job is the same person who turns up to do it.
Every clearance starts with a free visit or a phone conversation so we can see what is actually there and give you a proper price, not a guess. From that point we work through the property room by room, separating what can be reused, donated to charity where possible, or recycled, from what genuinely has to go to waste. Landfill is always the last option, not the first, and we tell you honestly what happened to the contents rather than leaving it vague.
Because there are only two of us on the job, there is no confusion about who is responsible for what. We bring our own vehicle, our own manpower, and we leave the property swept and tidy, ready to hand back to an agent, a landlord, a family member or a new owner. Same-day and emergency clearances are available where a deadline is tight, and we take on jobs of any size, from a single room to an entire house.
We are rated 5.0 out of 5 on Google, and we think that comes down to something simple: we turn up when we say we will, we do the work ourselves rather than subcontracting it out, and we are straightforward about what things cost before a single box is lifted. Whether the property is a terraced house in central Oxford, a bungalow in Wantage or a farmhouse outside Wallingford, the approach is the same.
Who it is for
- Homeowners downsizing or moving into rented or supported accommodation
- Landlords needing a rental property cleared and reset between tenancies
- Families selling a property who need it emptied before completion
- Anyone facing a house full of belongings with no time or physical ability to deal with it themselves
When it is needed
- A house sale or tenancy handover has a fixed date and the property still has to be emptied
- A move is happening quickly and there is no time to sell or give away items individually
- A property has been left unoccupied and needs clearing before it can be re-let or re-sold
- You have tried to sort things yourself and the scale of it has become overwhelming
What goes wrong
Why care and planning matter
These are the problems we are called in to put right after a rushed clearance. Every one of them is easier to avoid at the quote stage than to sort out afterwards.
Leaving it too late against a completion date
Solicitors and estate agents work to fixed dates, and a house that is not empty on the day can hold up completion or a tenancy start. Booking a clearance date early, even provisionally, avoids a last-minute scramble that costs more and gives you less choice over timing.
Trying to do it alone against the clock
A full house is heavier and slower to clear than it looks from the outside, particularly stairs, lofts and garages. Doing it single-handedly against a deadline often ends in rushed decisions, thrown-out items you meant to keep, and physical strain that was avoidable.
Using an unclear or informal service
A cash-in-hand van with no insurance and no fixed price leaves you exposed if something is damaged in the process or if items are dumped illegally in your name. We are fully insured and give you a clear price before we start.
Assuming nothing can be reused
Furniture, electricals and household goods in good condition can often go to charity or be reused rather than thrown away, but only if someone takes the time to sort for it. Where a job is rushed or handled carelessly, usable items end up in a skip by default.
Booking around access you have not checked
Flats above shops, narrow terraced staircases and properties with no parking directly outside all take longer to clear than a house with a driveway and a wide front door. Mentioning access details, floor number, stairs, parking restrictions, at quote stage means the price and the time we book are accurate from the outset rather than being revised on the day.
How it works
Our process, from first call to final sweep
Free quote and survey
We visit the property, or talk it through on the phone if that suits better, and give you a clear, free price with no obligation to book.
Agree a date
We fit around completion dates, tenancy changeovers and family circumstances, including same-day and emergency slots where needed.
Clear the property
Spencer and Cordelia work through the house room by room, sorting items for reuse, donation and recycling as we go.
Responsible disposal
Reusable and donatable items are set aside where possible, and what cannot be reused is recycled wherever the material allows.
Final check and handover
The property is left swept and tidy, and we do a final walk-round with you or the agent before we leave.

A single room or a full four-bedroom house are quoted and handled the same careful way.
In detail
House Clearances: how we handle it
What a full house clearance includes
A typical clearance takes in every room of the property plus the loft, garage, shed and garden, unless you specifically want certain areas left alone. We clear furniture, white goods, bedding, kitchen contents, ornaments, books, tools and general household items, and we can also remove large or awkward pieces such as wardrobes, sofas and old appliances that are difficult to move without help.
Where a property has been lived in for many years, it is common to find a real mix of things worth keeping, things worth donating, and genuine rubbish. We sort as we go rather than skipping everything into one load, which is part of why the same two people handle the whole job rather than a rotating crew.
- Furniture, beds, sofas and wardrobes
- White goods and small appliances
- Kitchenware, bedding and general household items
- Loft, garage and shed contents
- Garden items and outbuildings where included
Sizes of job we take on
Some clearances are a whole house after a sale or a move, others are a single room, a garage, or the leftover contents after most of a house has already been dealt with. We quote each one on what is actually there rather than applying a flat rate that does not fit the job, and there is no minimum size that makes a booking worthwhile.
Timing and access
We work seven days a week between 7am and 7pm, which gives more flexibility than a Monday-to-Friday service when a completion date lands on a weekend or a tenancy needs turning around fast. Same-day and emergency clearances can often be arranged where a genuine deadline requires it, subject to availability.
We are happy to work directly with the homeowner, a family member, a letting agent, an estate agent or a solicitor handling the property, and we can liaise on timing so keyholders and access are sorted in advance.
Methods and equipment we use
We move furniture and heavy items using trolleys, straps and dollies rather than manhandling everything, which protects both the property and the items themselves as they come out. Doorframes, banisters and stair walls are treated with care throughout, and where a large item genuinely will not fit through a doorway or down a staircase, we talk to you about the options before doing anything drastic.
Vans are loaded in a sequence that keeps reusable and recyclable materials separate from general waste from the moment they leave the house, rather than everything being mixed together and sorted later. That is part of why we can genuinely say more goes to reuse and recycling than would come from a single skip on the driveway.
Access, stairs and awkward properties
Oxfordshire has a lot of housing stock that was never designed with modern clearance vans in mind: narrow Victorian terraces in central Oxford, cottages down single-track lanes near Wallingford, and flats above shops in Abingdon town centre with steep internal stairs and no lift. All of these are things we plan for at the survey stage rather than discovering on the day.
Parking restrictions, permit zones and limited loading time are common in town centres, so if the property is on a residents'-permit street or has restricted access, telling us in advance means we can plan the right time slot and vehicle position rather than losing time on the day.
- Flats and maisonettes with stairs and no lift access
- Narrow lanes and limited parking in town and village centres
- Permit-only or restricted-hours streets
- Rural properties with long or unmade driveways
How we work out a quote
There is no flat rate for a house clearance because no two houses contain the same amount, so every quote is based on the volume of items, how accessible the property is, and how much sorting and separating the job will involve. A bungalow with a driveway and ground-floor access clears differently to a third-floor flat with narrow stairs, even if the contents are similar in volume.
We would rather see the property, or talk through it in enough detail over the phone, than guess at a number that turns out to be wrong on the day. That is why the initial visit or conversation is free and comes with no obligation to book, whether you are in Abingdon, Oxford, Didcot, Bicester or anywhere else we cover.
We cover house clearances across Abingdon, Oxford, Didcot, Wantage, Wallingford, Witney, Kidlington, Bicester and the rest of Oxfordshire. See our service areas for the full list, or start from the homepage for an overview of how we work.
Questions
House Clearances questions we are asked most
How much does a house clearance cost in Abingdon?+
It depends entirely on the size of the property and how much is inside it, so we do not quote a flat rate. A free visit or phone conversation lets us give you an accurate, honest price with no obligation.
How quickly can you clear a house?+
Many clearances are booked within a few days, and same-day or emergency clearance can often be arranged where there is a genuine deadline. Call 07908 629943 to check availability.
Do you clear the loft and garage as well as the house?+
Yes, a full clearance normally includes the loft, garage, shed and garden unless you would rather those areas were left.
What happens to the items you take away?+
We reuse and donate to charity where possible, recycle what we can, and only send genuine waste to landfill as a last resort.
Are you insured?+
Yes, we are fully insured for the work we carry out.
Do I need to be present during the clearance?+
It helps but is not essential. Plenty of clients arrange access through an agent, a family member or a keyholder and we keep them updated.
Can you clear a house that is still full of furniture and belongings?+
Yes, that is the majority of what we do. There is no need to tidy or sort anything before we arrive.
Do you offer same-day or emergency house clearances?+
Yes, subject to availability, and it is worth calling 07908 629943 as early as possible so we can check the diary and confirm.
What should I do to prepare for a house clearance?+
Very little; just point out anything you want kept aside, and make sure keys or access are arranged for the day. Everything else is our job.
Do you cover areas outside Abingdon such as Oxford, Didcot or Wantage?+
Yes, we cover Oxford, Didcot, Wantage, Wallingford, Witney, Kidlington, Bicester and the rest of Oxfordshire, and the initial quote and survey are always free with no obligation to book.
